Insurance policies do not cover things like misuse or wear and tear that leads to drainage failure.

When buying a house with off-mains drainage, the system must be thoroughly checked for any issues. A property survey will cover the home in general, but a specialist will be required to investigate an off-mains drainage system. Some surveys won’t look at drains at all – but it’s a good idea to know what you’re getting into when you buy a property, especially if it uses an off-mains drainage solution.
Our pre-purchase drainage surveys will check whether the existing drainage systems are in good working condition, comply with the Environment Agency’s General Binding Rules and have good function for the foreseeable future.
WHAT PRE-PURCHASE DRAINAGE SURVEYS COVER
Our off-mains drainage surveys for home buyers will look for damaged pipework, tree root ingress and issues with sewage treatment plants, septic tanks or cesspits (like lack of maintenance).

DRAINAGE SURVEYS WHEN SELLING YOUR PROPERTY
The Environment Agency states that if you sell your property, you must tell the new owner in writing that a sewage discharge is in place. In properties with septic tanks that discharge directly to surface water sold before 1 January 2020, responsibility for the replacement or upgrade of the existing treatment system should be addressed between the buyer and seller as a condition of sale.
